About the mortgage payoff calculator
Paying a mortgage off early is one of the few financial moves with a guaranteed return: every extra dollar removes interest you would otherwise owe at your exact mortgage rate. That is the whole logic — you are "earning" your rate, risk-free, every time you overpay. Whether that beats investing elsewhere depends on your rate versus realistic market returns, but for many borrowers the certainty alone is worth it. Time, not amount, is what makes overpayments powerful. Because mortgage interest is charged on the outstanding balance, money paid in year two removes interest for the next twenty-eight years, while the same money paid in year twenty-eight removes interest for almost nothing. Starting early is worth far more than paying more later, which is why even a modest extra amount from the first year moves the finish line a long way. A lump sum and a monthly extra do different jobs. A lump sum cuts the balance today, so it shrinks every future interest charge at once and is best used when you have spare capital and no higher-rate debt. A monthly extra compounds the same benefit slowly but reliably, and it fits a salary. Doing both — a small lump now plus a steady monthly top-up — usually beats either alone. This calculator assumes a fixed rate, no fees and that the extra payment goes straight to principal. Watch out for prepayment penalties, and keep an emergency fund before you overpay: money locked in your house is hard to get back, while money in savings is not. The result is an estimate for planning, not a payoff quote — confirm the exact figures with your lender.
This calculator returns estimates for general information only. It is not financial, investment, tax or legal advice, and it cannot replace guidance from a qualified professional who knows your circumstances. Figures such as loan payments, investment growth and retirement projections are simplified models based on the inputs and assumptions you provide, not guarantees of future results.
