About the balloon payment calculator

A balloon loan keeps the monthly payment low by pushing a large part of the principal to the end. During the term you pay interest and only a little capital, so the payments look gentle; then, on a set date, the remaining balance falls due in one hit. For a borrower who will sell the asset, refinance or have the cash by then, that can be a useful structure. For one who will not, it is a trap. The maths is straightforward. A thirty-thousand loan at six and a half per cent stretched over seven years has a modest payment, but if the balloon falls at month sixty, the balance then is still a large five-figure sum. The lower payment you enjoyed for five years was borrowed time, not saved money, and the interest you paid along the way did not reduce the debt much. Balloon loans appear in car finance, some mortgages and business lending. Their risk is timing: if the asset has fallen in value, or your credit has worsened, or rates have risen, refinancing the balloon at the end can be harder or dearer than expected. Always know the balloon amount in advance and have a plan for it — sell, refinance or pay — written down before you sign.
